Dear Friends and Neighbors:

After a long winter, we’ll finally be able to come to beloved Old Mill Point to enjoy what hopefully will be a beautiful summer. Hopefully everyone is safe and healthy and the coronavirus will not be an issue.

 A. UPDATES

 –The Turners are moving into their beautiful new home at 18 Mill Point Drive and the DiCenso’s are completing their beautiful new home at 8 Pine Lane.  A number of other owners are active remodeling their homes. Our neighborhood will look better than ever as people continue to reinvest.  I hear that one house is under agreement but not closed as of yet.

 — Sadly, Dennis Picard passed away during the Winter. I will miss his advice and wisdom dearly. I look forward to seeing Dolores around the neighborhood.  And for those of you who remember Susan Delahunt, sadly she passed away in earlier this month.

B. DUES

All dues are paid up but two. It is imperative that dues are paid promptly. Given the high level of amenities we have, the dues are very reasonable. The Board members are all volunteers. It’s unfair that the President or the Treasurer or the Clerk needs to contact non-paying Association members multiple times.

C. FINANCES

Financially we are in good shape and we are trying to rebuild capital.

D. SPRING AND BEACH CLEANUP

We have commenced maintenance work, including power washing  the red brick monument base at the OMP entrance, painting the white street sign posts, sanding/staining the handrails at the dock, and replacing missing treads on the Seaway Beach walkway. We will also remove all the debris along the jetty and will repair and add fences on Seaway Beach. Hopefully the fences will help retain some sand on the dunes and keep kids off the dunes. We also will experiment by planting seagrass on the east side of Seaway Beach to determine  effectiveness of planting vegetation. The Beach Committee continues to review best practices for seaweed smell mitigation as well as any possible erosion mitigation steps.

E. ROADS AND SEWERS

The roads are deteriorating and the sewers seem to be getting worse (see “Lake Strandway” form during a heavy rainstorm).

The Board is reviewing what to do and we are getting professional advise from multiple sources as to best practices.

F. STREETLIGHTS

If a nearby streets light is not functioning at night, please advise Katie or feel free to contact the utility company EVERSOURCE directly for repair.

G. WEBSITE

Rumor has it that John Donovan is preparing an OMP website. I can’t wait for it’s debut.

H. ANNUAL MEETING

The Association’s annual meeting will be held on Friday July 17, 2020 at 7:00 pm at the Harwich Community Center at 100 Oak Street.  Reports from the Treasurer and various committee chairs will be presented at that time.

If you wish to participate in the management of the Association, please let one of the Board members know. WE ARE ALSO ALWAYS LOOKING FOR NEW PEOPLE TO HELP OUT WITH ALL THE MANY EVENTS OR PLAN NEW EVENTS FOR OLD MILL POINT. ONE DOES NOT HAVE TO BE A BOARD MEMBER TO PARTICIPATE IN THE EVENTS AND ENTERTAINMENT COMMITTEE OR ANY OTHER COMMITTEE OF INTEREST TO YOU.

 June 27th—Clare and Jerry Richer are hosting the Opening Adult Cocktail Party-5-7PM; even # homes bring appetizers.

 (Due to the present health guidelines, the backup date for the Cocktail Party will be August 1st)

J. CURRENT BOARD OF DIRECTORS

I want to thank everyone on the Board for their hard work. We wouldn’t have such a beautiful neighborhood if people did not participate in the management of OMP. If you do not have current board members and their roles , please ask Carol Volpe for a copy.

K. RULES

SOME REMINDERS to minimize any friction:

1. The speed limit in Old Mill Point is 15mph.  This exists for all of our protection but especially for the youngsters. Please observe the speed limit and ask your guests and especially your contractors, to do so as well.

2. On a similar note, there is no on street parking allowed in Old Mill Point.  Given how narrow our streets are and how many walkers and bikers we have, this really is a safety issue.  Please make sure that you observe this and ask your guests, renters and contractors to do likewise.  Also, if you rent, please advise tenants how to get to the beach. Last year, tenants were wandering about on other resident grounds in trying to get to the beach.

3.No dogs are allowed on the beach between 10:00am and 6:00pm between May 1 and October 1. Your dog should never create a nuisance to others and you must always pick up after your animal.

4. Exterior signs, such as “For Sale” signs and contractor signs, are prohibited.

5. Fences on property need to be approved by the Association.

6. No fireworks allowed on Old Mill Point property.

7. All boats on the racks need to have a white, numbered OMP sticker.  If you need a sticker, please ask Rich Valarioti.  If your car is at the dock area it needs to have a gold OMP sticker.  If you don’t want to place it on your car, you can just leave it on the dash, or put it on the back of the visor and just put it down when needed.  If you need a gold OMP car sticker, please ask Rich Valarioti.

8. Children on the docks should be supervised. Please be careful.

Generally speaking, simple consideration should avoid any difficulty. Please make sure your guests also follow these rules and if you rent, please make your tenants aware of our rules and ask your tenants to observe them as well.  Most especially, please ask them to park off the street

There is a booklet available which contains the entire list of OMP Rules and Regulations as well as a brief history of the neighborhood.  If you do not have one, please contact Carol Volpe and we will get one to you.
